The city is about 5.8 miles from our Paramount Boulevard shop, roughly 11 minutes without traffic. The lot pattern dates to 1908, when Michael Cudahy bought 2,777 acres and resold them as roughly one-acre parcels, typically 50 to 100 feet wide and 600 to 800 feet deep. Those “Cudahy lots” were meant for gardens and animals. Many now hold rows of homes, and 22,811 people (2020 census) live on 1.23 square miles.
Why Cudahy lots shape heating and cooling work

A rear unit on a Cudahy lot can sit a long way from the street, so hoses, ladders and replacement equipment travel the length of a shared driveway. Electrical panels may be far from the unit they feed. Before quoting a new condenser, a contractor has to see how power and gas actually reach that building.
This is also one of the densest cities in the country, at about 19,393 people per square mile. It ranked second in California in 2007, behind Maywood. Outdoor units run close together, so a condenser may be breathing the hot exhaust of its neighbor.
Five-year Census estimates for 2020 to 2024 put the median build year at 1967, newer than most nearby cities, because about a quarter of units went up in the 1980s and 1990s. Some 86% of households rent, 26% of units sit in buildings of five or more, and 7% are mobile homes. About 34% of occupied homes report no heating fuel, against about 5% countywide.
Rental owners have a local rule to budget around. Section 5.13.060 of the municipal code, part of the city’s rent stabilization law, lists replacing a permitted mechanical system among capital improvements that may qualify for a pass-through. A landlord can recover half the eligible cost, the added rent cannot top 5%, and the city must approve it first. Routine repairs do not qualify, so ask the city how your HVAC job is treated before you sign.
Where can a van park on Atlantic Avenue?
Tell us where a work van can stop. City rules ban parking at all times on Atlantic Avenue between Florence Avenue and Patata Street, so homes on that stretch need a side-street plan. Give us the unit number, the gate code and the name of anyone who should let us in.
From there the visit is simple. We carry in our tools, test the system and find the fault. You hear what failed in plain words and the price before we touch anything, and we run the equipment afterward so you can see it working. Our shop in South Gate is open Monday to Saturday, 9 to 5.

What do small Cudahy rentals usually call for?
- Wall heater repair
A common heat source in small rental units. A blocked vent or bad valve needs fixing before winter. About 39% of occupied homes here heat with utility gas.
- AC repair
Crowded condensers run hot, so capacitors and fan motors take the strain on the warmest days. At 19,393 people per square mile, check what each unit is breathing first.
- Ductless mini splits
A small line set suits a rear unit where running a new duct system makes no sense. About 34% of occupied homes here report no heating fuel.
- Duct repair
Older add-on ducts in tight spaces lose air fast, and short runs are easier to fix than most owners expect. About 38% of units here predate 1960.
- AC maintenance
Rinsing a coil that sits in a neighbor’s exhaust can buy back real capacity before summer. Owners with several units on one deep lot can ask to schedule them together.
- Furnace repair
About 7% of Cudahy units are mobile homes, where compact furnace closets leave little working room. We test the igniter, blower and venting before naming a part.

Building and Safety at 5220 Santa Ana Street
The City of Cudahy Building & Safety office is at 5220 Santa Ana Street. The number is 323-773-5143, extension 243. The city’s directory lists inspections Monday to Thursday, so plan access around those days. On a replacement, have the contractor state in writing who pulls the mechanical permit and who meets the inspector.
On a change-out, meaning a like-for-like equipment swap, the 2025 Energy Code calls for duct testing by an ECC-Rater (formerly called a HERS rater). On a multi-unit lot, make sure the permit names the correct unit address.
Power comes through Southern California Edison and gas through SoCalGas. Check the name on your bill before chasing a rebate.

Cudahy questions
What is a Cudahy lot, and why does it matter for HVAC?
A Cudahy lot is a deep, narrow parcel from the 1908 subdivision, typically 50 to 100 feet wide and 600 to 800 feet deep. Homes on these lots may sit far from the street and from the main electrical service. That distance affects line runs, wiring and how equipment gets carried in, so it should show up in any quote.
Where should your van park for a job on Atlantic Avenue in Cudahy?
On a side street. City rules ban parking at all times on Atlantic Avenue between Florence Avenue and Patata Street. Tell us the nearest cross street and any alley or driveway access when you call. On deep lots, also tell us which unit needs work, so we can plan the walk with tools and parts.
Can one HVAC system serve several units on a Cudahy lot?
Usually not. Each rental unit normally needs its own heat source and controls, so tenants are not sharing a thermostat. Separate small systems also keep one failure from taking down the whole property. Ask the Building & Safety office what applies at your address, and get the scope in writing before any work starts.
Why does the AC struggle when condensers sit close together?
Each condenser pushes hot air out, and a nearby unit can pull that same air back in. In a city this dense, outdoor units often sit within feet of one another or a block wall. The system then runs longer and hotter. Rinsing the coil helps, and any new condenser should be placed with clear airflow.
